2022 MAINTENANCE FEES * $1,125.00 due quarterly.
* For the first 12 quarters (36 months of ownership), new owners pay an additional 8% of the annual maintenance assessment. This fee is allocated to the association’s capital reserves.
Manitou is not a Condo but a PUD (Planned Unit Development) ownership is fee simple. Owners are responsible for the maintenance and repair of all property within the boundaries of their unit defined on their unit plot plan and as described in our By Laws. This includes the entire interior and exterior of the unit, entire driveway & walkway, and plantings. Weekly lawn cutting, mulching and pruning, and several lawn and shrub applications throughout the year to owner element property are performed by the association which comes out of maintenance fees.
General items maintenance fees cover:
On site management
Other professional services, accounting, legal, engineering etc.
Master insurance policy that covers the structure (owners should obtain their own homeowner policy with an addendum to include upgrades)
Association employees (pool attendants, grounds person)
Weekly lawn maintenance
Annual shrub pruning
Tree & shrub care applications (when applicable)
Snow plowing and salting of roadways only.
